A developer has submitted a £38 million planning application as part of a new eco-development project to build new homes in the Peak District.

Sky-House aims to build a luxury eco-development containing 73 new homes across 40 acres of woodland.

The neighbourhood, Loxley Valley, is located in between the Peak District and Sheffield City Centre, offering a variety of commercial and leisure facilities such as cafes, bars, a padel court and a convenience store.

The residential area will be named Sylvalox, houses will vary in size and some residents will have the opportunity to add extra luxuries to their home such as natural swimming pools and sauna pods.

Properties will range from one to five bedrooms, with flexibility to incorporate these into home offices and studios.

Shefnews spoke to people currently living in the area. Resident Nicola Hadfield, 62, said: “This is what we want here, we want a community of people, we want the place to thrive.

“I’d love to see more neighbours out there too, and with developments of this scale, it gives local people a chance to stay in the place they grew up in.”

Sky-House has also developed other neighbourhoods including Olive Lane, Waverley Central, and Oughtibridge Hill.

The developers state they are committed to restoring nature, creating biodiverse landscapes and establishing an attractive village centre.

The development plans to increase fauna and flora in the area, while using textures, and materials so that the residents can ‘live in harmony’ with the local environment.

Another resident, Laura Wainwright, 54, said: “I definitely think it will bring a bit of life to the area without spoiling what we love, I’ve seen so many small businesses and local shops go out of businesses because enough people don’t live in the area, so this might help boost these businesses too.”

David Cross, chief executive of Sky House, said: “A major aim of the development is to encourage the rewilding of the area, so not only are we bringing life to the Valley in the form of new residents, we are improving the biodiversity of the site.
